Main Contract WorkA little guide for a tyro investorConstruction nowadays is a complex, hi-tech process involving many companies. The process itself takes time and is horribly "regulated" in a terrifying pile of documents. How shall the participants "scientifically" distribute their duties; which algorithm shall be the shortest to lead to the goal? There are four main "players" in an abstract scheme: 1. Investor who finances the process. 2. Main Contractor who spends Investor's money more or less efficiently. 3. General Designer who issues documentation and gets money from the Investor or Main Contractor. 4. Customer who is a sort of an "interpreter" for the three abovementioned parties and a whipping boy in all the painful matters: collecting initial permits, obtaining specifications and expertise approvals, monitoring work progress and payments and finally commissioning the development (there is a separate item). In reality, clear cut distinctions between all these functions often disappear producing some whimsical hybrids like an investor-designer or even worse (ask us – our managers will tell you a dozen instructive stories on this subject and in different genres as well – from an apologue to a joke). We are telling you all these not to cackle but to coordinate our actions, to define targets and chose general terms for the future (we do hope!) contracts and agreements. Zero CycleAny building needs a foundation. And a building with a frame made of light-gauge constructions is no exception. In each case the structure of a foundation is determined at the design stage considering many factors: geological structure of soil, structural features (e.g. availability of elevation difference between the warehouse floor elevation and grading elevation), foundations of existing buildings within the development area and so on. Both foundation cost and smooth operation of the future building depend on relevance of these decisions. We have built almost all the foundations types for our buildings (apart from the most "exotic" ones). In the suggested here "Calculate your building cost" form, the cost of the foundation is taken for average geological parameters. At the preliminary estimation stage, it is not possible to define cost of all the earthwork operations accurately because of lack of data about the existing elevations, soil balance (proportion between excavated, "dug out" soil and "filled up" soil), there is no design choice on leveling operation providing for water drain, road slopes and other factors. Anyway, skills and experience of our designers allow the Investor to optimize their expenses and not to "bury extra money in soil". Frame erectionStructural steel is delivered to the development by SK "Eksstroymontazh" vehicles (there are more than 20 load-carrying vehicles) or by rail road (to distant developments). Structural steel is also erected by our own cranes and lifting devices (9 units). At larger developments, 3-4 cranes are used to achieve 150-200 ton/week operating efficiency. The facilities that we have built employ different structural schemes – these are single-aisle and multiple-span industrial frame- and truss-type buildings with or without frame-cranes or overhead cranes; sports facilities and large markets… What is common for them is high quality constructions, flawless erection work and 100% compliance of the design choices with technological and architectural requirements. Utilities and Building Services"Engineering" part in the costs of an industrial building or shopping center may reach quite a big sum – 15%-40% of the estimated cost of the development. The right choice of equipment and its skilled installation determine not only smooth operation of the future enterprise, but safety of the facility in general.
